San Diego Housing Market Q4 2025 Outlook

Quarter 4 of 2025's housing market here in San Diego County is shaping up to be a buyers market!


For Buyers: Q4 offers better buying conditions than earlier in the year. More homes are projected to hit the market sitting at longer days on the market compared to Quarter 1. That means you'll have more homes to choose from and more time to decide.


For Sellers: Proper pricing and staging is essential! This new market leans towards being more balanced, so realistic expectations should be set from day 1 (especially in non-coastal areas).


Mortgage Rates:

Projected to remain elevated at around 6% with forecasts specifically for San Diego at about 6.4%. Please be sure to meet with an experienced Mortgage Lender to go over your individual finances to see what your working with and where you may be able to save. Since sellers are more than likely to give buyers credits and concessions, rate buy downs may apply to your situation.


San Diego Areas:

Cost conscious buyers may want to consider areas such as Lemon Grove and near by neighborhoods. Where as buyers with capital to offload may consider capitalizing on coastal demand.


Key Advice: I give this note in every market, buy comfortably! Buying a lower priced home and being able to save will set you up to buy your dream home later and is ALWAYS better than being house poor in a home your barely able to afford. BUY SAFELY.
